2018 Q4 Gundaker Commercial Retail Market Report

The St. Louis retail market recorded -141,626 SF of net absorption during 4Q 2018. Direct net absorption totaled 288,417 SF of absorption with Sublet net absorption totaling -430,043 SF for 4Q 2018. The total vacancy rate for 4Q 2018 was 5.8%, a decrease from 5.9% in 2Q and 3Q 2018. Direct vacancy rates remained the same at 5.3% in 4Q 2017 and 4Q 2018. Overall asking rents increased from $12.61 PSF NNN in 4Q 2017 to $12.97 PSF NNN at the close of 4Q 2018.
